What to charge as a roofer in 2026
Checkatrade and MyJobQuote both put UK roofers at £35 to £45 an hour or £280 to £360 a day in 2026, although MyJobQuote’s tile guide gives a lower day rate of £200 to £275. Checkatrade notes that standard repairs are more often priced per job than by the hour, and scaffold hire is a separate cost. This page sets out job prices, the costs a roofing quote has to carry, and a calculator for your own rate.

Your numbers
Work out your own hourly rate
Start from what you want to earn, add what the business costs to run, and divide by the hours you can actually charge for. Travel, quoting, paperwork and chasing payments are not chargeable hours, so be honest about them.
The starting numbers are examples, not a recommendation. Change them to match your year. The result is before income tax and National Insurance, and before VAT if you are registered.
Before you set a price
Costs your rate has to cover
- Scaffolding: around £625 a week for a single scaffold up to 10m high, according to Checkatrade. For a full re-roof it puts putting up, taking down and weekly hire at £700 to £1,300. The FMB says hire can cost from £400 a day. [1][8][10]
- Tower scaffold for a small repair: typically £65 to £120 to hire for a week. [5]
- Scaffold licence from the council: fees vary. The FMB gives Surrey County Council at £200 and Buckinghamshire Council at £383, each per 28 days. [10]
- Skips: around £320 a week for a 6 to 8 yard skip (Checkatrade), or from £160 for a six-yard skip (FMB). [8][11]
- Insurance: £300 to £2,000 a year for a sole trader depending on the covers, turnover and staff, with public liability alone at £150 to £400 a year. SimplyQuote notes a roofer’s kit can easily be worth £5,000 to £15,000, so tools cover matters too. [12]
- NFRC membership: a £250 plus VAT application fee. The yearly subscription depends on your staff wage bill and is not published. TrustMark through the NFRC is £120 plus VAT a year. [13][14]
- NFRC Competent Person Scheme: £387 to apply if you are not an NFRC member (£304 if you are), then £235.33 a year for the account and £216.30 for the yearly inspection of one roofing discipline, all before VAT. [15]
- Construction Industry Scheme: if you work as a subcontractor, the contractor deducts 20% from your payments when you are registered, or 30% if you are not. [16]
- VAT: registration becomes compulsory once your taxable turnover for the last 12 months goes over £90,000. [17]
What the job pays elsewhere
- Employed roofer pay: £26,000 for a starter to £42,000 with experience, on 42 to 45 hours a week, according to the National Careers Service. [18]
- ONS median for full-time employees: £31,906 a year, or £15.91 an hour, for roofers, roof tilers and slaters in the 2025 provisional figures. This covers employees, not the self-employed. [19]
- Labour’s share of a new roof: around 40% of the budget, according to the FMB. [10]
Pricing well
How to price your work as a roofer
Look at the roof before you give a price
A caller who says a few tiles have slipped may have a failed valley, rotten battens or cracked flashing underneath. A price given over the phone is a price you will struggle to hold. Get up there, or at least on a ladder with a camera, and quote from what you have seen.
Show scaffolding as a separate line
Access can cost more than the repair itself. Checkatrade puts a single scaffold at around £625 a week, and some councils charge for a licence on top. Listing it on its own line explains why a small job is not a small bill, and lets the customer see what they are paying for.
Say how you handle weather days
Rain and high wind stop roof work. Put in writing that the job may move if the weather turns, that the roof will be left watertight overnight, and whether your price is fixed or depends on the days worked. It saves an argument when a three-day job takes five.
Put your guarantee in writing
State how long your workmanship guarantee lasts, what it covers and what it does not, such as storm damage or work by others. Customers compare roofers on this as much as on price, and a clear written guarantee lets you charge properly for doing the job right.
Price emergency work so it pays
A storm call at night or a leak on a Sunday takes you away from planned work and your evening. MyJobQuote says out-of-hours and same-day call-outs often cost £150 to £300 before any repair starts. Tell the caller your call-out charge before you set off.
Answer the calls that come in with the weather
After a storm the phone rings while you are already on a roof. Those callers ring the next roofer if nobody picks up. An out-of-hours answering service can take the details so you can call back the jobs worth having.
The work you never get to quote for
A good rate only helps if the customer reaches you. Most callers who hit voicemail ring the next name on the list. If you miss three calls a week and two in five would have become a £300 job, that is about £1,559 of work a month going to someone else.
